When choosing a home builder, it is important to do your research first. After all, the building process can take up to a year and may be the biggest investment of your life, so it is important to work with someone you trust.
What is the typical process for building a new Calbridge home?
The first step in building your new home is meeting with the Calbridge Homes sales team to choose the perfect floorplan and lot that suit your lifestyle. Your lot hold deposit will allow you time to work with your Sales Representative to determine the purchase details and write the purchase agreement. Next, arrange financing with your lender and waive conditions on your new home. Then the fun begins! Choose your appliances, meet your design consultants at our 78 Design Studio to make your interior selections over 2-3 prescheduled appointments. Once your foundation is complete, you’ll begin a series of tours of your new home at certain construction milestones.
How long will it take for my new home to be constructed?
It typically takes between 8-12 months from the time you purchase your home until it will be ready to move in.
How do I select the styles, finishes and materials in my new Calbridge home?
Calbridge Homes offers the 78 Design Studio. This is your place to explore, create and be inspired. With thousands of design options and materials, discover the countertop, cabinets, flooring, fixtures and custom finishes you’ve always dreamed of. Throughout the entire process, you’ll have your own interior designer who will offer as little or as much guidance as you want. All our designers are extremely knowledgeable on the latest trends and committed to helping you design your perfect home— while ensuring you stay on schedule and on budget.
What is the difference between buying a new home and a quick possession home?
A quick possession is a home that has been started by the builder without a specific buyer in mind. When purchasing a quick possession home, it can be at any stage of the building process or even entirely complete. These homes will have interior finishes selected by a professional interior designer, so you can rest assured knowing that it will be spectacular on the inside! A quick possession home is a great option for a purchaser who has a home to sell; allowing them to sell their home first and still be able to enjoy the comforts of a brand new home.
How and when will the cost of building a new home be determined?
The cost of building your new home will be determined with your sales and design teams in two stages. The first being when completing the purchase agreement with your sales representative. The purchase agreement will include the price of your lot, home model, included specifications, allowances, and GST. Once your agreement firms up, you will visit our 78 Design Studio to make your selections with the help of our experienced design consultants. Here you will have the opportunity to make upgrades to your selections within your budget. Additional costs will be added to your purchase price on your Statement of Adjustments which you will receive at the time of closing. The timeline from waiving conditions to finalizing your interior selections is approximately 4-6 weeks.
How often will I have access to my home during the building process?
Scheduled appointments with Calbridge Homes representatives will ensure you are part of the build process of your new home. Your first on-site appointment with be with your Site Supervisor once your foundation is complete. Next, you will complete a rough-in walk through to see all structural, electrical and mechanical systems. Take a final tour of your new home about ten days before you move in. This time is for you to ask any questions about your new home. Lastly, occupancy day! Time to pick up your keys and show you how your new home functions.
