GENESIS LAND UPDATE: Huxley Community Feature

The new community of Huxley celebrated its grand opening on Sept. 27 kicking off the first phase of homes in this up-and-coming neighbourhood.

Nestled in Calgary’s northeast quadrant, Huxley is the perfect community for home buyers looking for a blend of city living and small-town charm. The neighbourhood’s green spaces, schools, transit access and proximity to central downtown provide something for everyone.

Ryan McKenzie, Senior Project Manager of the Huxley community, shares more about how Huxley is coming together as a unique neighbourhood for all types of home buyers.

Natural Landscapes

One of the standout features for McKenzie is the one-of-a-kind reconstructive wetland park, a water feature in the community that is one of only a few in the city – and the first for Genesis. 

“It’s pretty intricate in terms of how the water actually flows through it and the vegetation that’s going be there,” explains McKenzie. “So it’s a little more aesthetically pleasing water retention area versus a standard pond.”

Outdoor accessibility is a major consideration of Huxley’s design. Future residents can look forward to tree-lined boulevards and an extensive pathway system leading into the heart of the community that is perfect for walking, biking and running.

Along with the wetland, Huxley preserves the natural space it was built on. Streetlamps with LED lights and drought resistant plant material adaptive to Calgary’s climate in the landscaping also contribute to this sustainability goal.               

McKenzie highlights how homes along major roadways in the community will forego front driveway access, lending the design to that small town feel – sit outside on the front porch with your coffee, visit friends and chat with neighbours.

Accessible Transportation

Another major feature of Huxley is how it connects residents to the city and beyond. For drivers, the community is surrounded by 16 Avenue, 17 Avenue and Memorial Drive with the City’s approved plans to build the Memorial Drive flyover. This will provide even easier access to downtown with a commute time of only 15 minutes. For transit users, 90 per cent of homes are a 5-to-10-minute walk to a bus stop. With the city centre nearby, you can get to the office with ease.

McKenzie agrees. “Just the proximity to downtown is going to be huge.”

Schools and amenities

Huxley boasts numerous K-12 schools in nearby communities, with plans for a new school within the neighbourhood itself – including the potential for a baseball diamond and soccer field. The future school site will be determined by the school boards, and for now, early residents can look forward to a green space play area where the conceptual site is now.

Visitors will also be able to find outdoor play areas for children of all ages, including a half-basketball court as part of an existing playground that is currently open to view along with show homes currently on site. 

The blend of small town and city living becomes clearer when you look at nearby amenities. Huxley is under a 10-minute drive to beautiful Chestermere Lake, 15 minutes to downtown and 15 minutes to the airport.

Within walking distance to East Hills Shopping Centre, residents can easily access Costco, Walmart, Cineplex Odeon movie theatre and lots of restaurants and shops. The community is only a few minutes away from 17 Avenue SE, otherwise known as International Avenue, which boasts cuisine and fare from all over the world.

“It’s active, it has a nice park area, a nice playground, and a variety of homes as well,” he says.
